Tonsley Innovation District
Tonsley is a one of a kind project that sets the benchmark in how we approach adaptive reuse.

Oxigen has been involved strongly with the redevelopment of the Tonsley site, known as the former Mitsubishi Plant. Involved from the initial planning stages, Oxigen has delivered a bold vision for the industrial site, with a design focused on mixing salvaged materials with innovative design. Due to the site’s magnitude, the strategic planning involved for its future is vital. Tonsley is emerging into a one of a kind project that sets the benchmark in how we approach adaptive reuse.

An adaptive reuse project integrating mixed-use zoning—Tonsely Project connects residential, commercial, and green spaces through a network of pedestrian pathways, transit links, and public plazas, fostering a dynamic and accessible urban environment.

Emerging from the existing industrial Main Assembly Building (MAB), where Mitsubishi cars were once made, the Central Forest is a place for meeting, relaxation, contemplation and discovery. 'Cut out' sections of the roof allow for the forest to be inserted into the existing structure comprising of raw concrete and steel. The open section exposes Adelaide's incredible blue skies and helps to 'breath' the MAB. Design of the forest interpret the site's pre-European, agricultural and manufacturing heritage whilst expressing a new future for Tonsley.

In June 2015 Tonsley became Australia’s first mixed use development to be awarded the prestigious 6 Star ‘World Leading’ Green Star — Communities certification under the Green Building Council of Australia’s PILOT rating tool.

The entry near the Boilerhouse acts as a key access point to the Tonsley site, connecting the area’s industrial heritage with modern design. It provides a clear and inviting pathway, leading visitors into the heart of the development.

The Central Plaza serves as the vibrant heart of the Tonsley Project, offering a dynamic public space that fosters community engagement. Designed to connect key zones, it features landscaped areas, seating, and pedestrian-friendly pathways, enhancing the site's accessibility and promoting social interaction
